Position Title: Real Estate Specialist II (P2)

Role

As a Real Estate Specialist (RES), you will play a key role in facilitating the seamless handling of order-related real estate transactions. You will be required to interpret, manage, negotiate, process and close essential Real Estate deliverables with a focus on an efficient and predictable experience for our partners and customers. The RES will focus on ensuring accuracy and completeness of critical data related to Crown's assets by reviewing and interpreting real estate documents. Operating within a designated geographical area, you will collaborate closely with colleagues and cross-functional business partners to promptly address any real estate issues, while adhering to Crown policies and minimizing the potential for any litigation exposure.

Responsibilities 

  • Review and interpret various Real Estate documents to certify accuracy and completeness of critical site and lease information in applicable company databases, including but not limited to, CCI Sites/Readiness/BPM/LRM/Microsoft SharePoint.
  • Drive large volume projects with varying levels of urgency and complexity while providing timely updates, accurate forecast dates and detailed, action-oriented notes to stakeholders and customers; escalate matters, when needed, to ensure timely completion of all projects and tasks.
  • Demonstrate an advanced understanding of real property rights and interests, especially related to complex or multi-tiered agreements.
  • Review Tenant/Customer and Crown drawings, structural analysis and current lease/easement entitlements to ensure compliance when an order is received.
  • Review and process orders within cycle time guidelines, securing deliverables as needed and removing restrictions that could impact the customer's tower/rooftop space.
  • Negotiate and obtain required consents, landowner jurisdiction form signatures, and additional land as quickly as possible and within cycle time expectations.
  • Provide current status reports to management and customers on a recurring basis.
  • Communicate with and resolve property owner issues, while improving the quality of our relationships with property owners.
  • Ensure all status updates, notes, and pertinent documents are properly scanned into CCISites.
  • Manage projects to maximize the portfolio return on investment, inclusive of conducting effective customer negotiations.
  • Formulate and understand financial information from projects impacting financials, ground leases, and customer agreements.
  • Resolve all other real estate matters including, but not limited to, encroachment claims, landowner demands, purported defaults, access and utility easement relocations.
  • Engage and collaborate with a variety of stakeholders, including our legal teams, to standardize and align processes and organizational objectives around business needs.
  • Demonstrate a strong sense of ownership and drive, as well as the ability to work well with diverse teams.
  • Ability to produce, interpret, and communicate key metrics and milestones across various lines of business and levels of the organization.
  • Effectively communicate and work with internal and external partners on property questions and issues.
  • Ensure that all appropriate real estate due diligence and transaction documentation is properly reviewed, executed, and integrated as appropriate.
  • Oversee outside vendor partners, including attorneys, environmental engineers, title companies and surveyors to ensure transactions close on time, on budget, and in compliance with appropriate quality control/risk expectations.
  • Ensure system data and tools are properly used, updated, and accurate
  • Comply with all Crown Castle policies and procedures

Education/Certifications

  • Bachelor's degree in Business or Real Estate, or equivalent work experience; or
  • Juris Doctorate from an accredited law school will be considered in lieu of experience
  • Real Estate license preferred but not required

Experience/Minimum Requirements

  • Three (3) or more years of real estate experience
  • Wireless industry experience preferred but not required
  • Project management experience preferred but not required

Working Conditions: This role falls into our hybrid work model working in the office Tuesdays, Wednesdays, and Thursdays.  On Mondays and Fridays, teammates on the hybrid schedule will have the option to work from the office or home.  There is an expectation of collaboration with teammates and stakeholders for moments that matter that could require travel. 

The pay range offered for this position is $31.01-42.64 hourly. A candidate's offer is determined by various factors including but not limited to, depth of experience, role-related knowledge and skills, relevant education or training, internal alignment, and work location. Depending on the position offered, the compensation package may also include incentive compensation opportunities in the form of a discretionary annual cash bonus or commissions, and equity incentives. Employees (and their families) are eligible for medical, dental, vision, and basic life insurance. Employees are able to enroll in our company's 401k plan. Employees will also receive a minimum of 18 days of paid time off each year and 12 paid holidays throughout the calendar year.
