Position Overview:

This position is responsible for safe, reliable, and efficient operation of all facility equipment and systems, as required to provide an optimum work environment for personnel and visitors in the facility assigned.

This position is responsible for installation, fabrication, maintenance and repair of architectural, mechanical, electrical, plumbing, refrigeration systems and components. In addition, this position is responsible for provision of emergency service response to all site emergencies, maintenance of all assigned spaces and equipment, and oversight of all contractor activity for protection of the work environment for all buildings as assigned.

Responsibilities:
  • Operate and maintain facility, physical plant systems and equipment. Responsible for operations of physical plant in the absence of direct supervision
  • Install, operate and maintain the building automation system and components Involved in the development, installation and programming of the building automation systems and components
  • Perform an assortment of duties related to the installation, maintenance, troubleshooting and repair of building electrical systems, HVAC equipment, communication systems, fire systems, and equipment
  • Perform all periodic standard operational and maintenance procedures
  • Perform Schedule tours of the entire facility. Inspect all systems and equipment for proper operation. Any discrepancy found shall be logged and corrected. Inform team leadership if any discrepancy remains uncorrected
  • Responsible for maintaining assigned equipment and spaces in optimum operational condition Team leadership must be notified of any maintenance that cannot be performed due to conflicting responsibilities or assigned projects
  • All emergency responses shall be closely coordinated with supervisor and leadership
  • Maintain a daily record of all operation and maintenance activity affecting the facility systems
  • Responsible for use of the refrigerant management system and computerized maintenance management system as a documentation and service tool
  • Responsible to clean and maintain maintenance spaces
  • Assist the department as needed with related responsibilities, moving heavy objects, snow removal equipment repair

Required Qualifications:
  • High School Diploma or GED
  • HVAC /Pipe fitter with EPA Type 3 refrigeration recovery certification required. Refrigeration, electrical, and mechanical experience required
  • Minimum eight years' experience in HVAC mechanical equipment and system installation; fault analysis and repair, welding, soldering, brazing pipefitting, plumbing, electrical trouble shooting and repair
  • A minimum of four years DDC/ BAS operation and maintenance experience with a minimum of four years operational experience in a comparable facility
  • Subject matter expert in the safe and proper lockout hazardous energy sources on all facility systems and equipment required
  • Knowledge and compliance with all relevant Federal, State and Local regulations are required
  • Ability to independently assemble materials and resources to complete assigned tasks.
  • Effective verbal and written communication skills including e-mail. Must be able to communicate well with customers, staff and employees
  • Ability to read and interpret documents such as safety rules, blueprints, and maintenance procedure manuals
  • Ability to calculate figures and amounts such as proportions, percentages, area, circumference, and volume
  • Ability to apply concepts of basic algebra, and geometry
  • Ability to train junior personnel and coordinating with the work activity of others on the operations and maintenance team
  • Must be proficient in the use of all hand and power tools, testing instruments, gauges, other devices, general construction and material handling equipment
  • Must be proficient in the performance of all aspects of pumps, fan motors, transmission lines, and electrical system installation
  • Must be aware of all activities which may adversely impact the facility environment, or health and safety of its occupants
  • The ability to stop any activity that negatively impacts the facility environment, security, and safety
  • Must notify leadership of all the issue(s)
  • Must be proficient in the safe and proper lockout hazardous energy sources on all facility systems or equipment
  • Basic knowledge of computers, word processing, and spreadsheet software
  • Ability to type alpha/numeric data accurately
  • Active TS/SCI U.S. Government Security Clearance

Preferred Qualifications:
  • Third class refrigeration operator's license preferred
  • OSHA 30

  • Must be able to hear alarms and equipment sound changes associated with physical plant and facility operations
  • Specific vision abilities required by this job includes close vision, and color vision
  • While performing the duties of this job, the employee is frequently required kneel, stand, walk, and climb several flights of stairs, ladders and scaffolding, work from aerial and scissor lifts, and work in enclosed spaces
  • The employee must occasionally lift and /or move up to 50 pounds
  • The noise level in the work environment is usually moderate to high
  • While performing the duties of this job, the employee is occasionally exposed to wet and / or humid conditions, unregulated environments, and outside weather conditions
  • Must be able to work occasional weekends if needed
  • The position may require local travel, and the incumbent must possess a valid driver's license with a record that meets corporate standards
